• The Property: Focus on value-add and distressed assets in MSA's that have a trending positive growing population and workforce base. Source deals through our extensive national network of lenders, landlords, brokers, lenders and developers.
• Financial Analysis:  Through skillful loan modifications and direct purchases of assets, our underwriting procedures ensure the best possible profit margins and that all risks have been identified and mitigated.
• Reposition: Improve the asset by upgrading curb appeal, common areas and interiors while catching up on deferred maintenance. Bring rents up to or above market rates. Restructure all service contracts for efficiency and cost reductions without sacrificing needed services to tenants. Normal holding periods of 2-5 years. Exit date to be determined for maximum cap rate compression.
• Typical Investment Structure: Our investors contribute the required equity for the acquisition on a straight loan, JV or Preferred Equity basis. We also provide a portion of the equity and take on all debt liabilities. The investor receives most all of the profit until the principle investment is returned.
